Tri-City homeowners can now look online to see how much their home value went up — or down — last year.
The assessments as of July 1, 2024, which determine property taxes for the following year, can be seen by typing in a residential address on the BC Assessment website. Letters will also be mailed out this week.
Overall, Lower Mainland homeowners will see slight changes from the 2023 figure, between -5 and +5 per cent.
In the Tri-Cities, Port Coquitlam had the largest uptick. Here are the valuation changes from 2024 to 2025, as based on the real estate market, growth and property alterations:

BC Assessment assessor Bryan Murao said homeowners who don’t agree with their valuation or see wrong information can speak to a BC Assessment appraiser and, if not satisfied, appeal the decision by Jan. 31, 2025, for an independent review by a property assessment review panel. The panel hears formal complaints between Feb. 1 and March 15.
"It is important to understand that changes in property assessments do not automatically translate into a corresponding change in property taxes," Murao said in a news release. "As noted on your assessment notice, how your assessment changes relative to the average change in your community is what may affect your property taxes."
In 2025, Coquitlam's property tax and utility lift is 6.83 per cent while Port Moody is proposing 6.2 per cent for taxes and utilities. In Port Coquitlam, the planned raise for property taxes alone is 4.3 per cent.
