Port Coquitlam townhouse proposal a 'model' of gentle infill: city

What is ‘gentle infill?' Port Coquitlam is looking at a townhouse proposal that would house three families instead of one on a single family lot on the city’s north side.

An 8,000 sq-ft. lot off Coast Meridian Road in Port Coquitlam could soon house three large townhomes.

The proposal for a two-and-a-half-storey, three-unit townhouse development at 1541 Manning Ave. needs a rezoning to move to the next step.

However, early indications show that it meets city requirements.

A report to the PoCo’s committee of council notes the project provides “a model of gentle infill on a smaller sized lot.”

Mayor Brad West said he liked the proposal by Farco Construction Ltd. for the north side of Manning Avenue.

“A great form of housing, looks excellent, need more of it,” West summed up while council unanimously passed a recommendation to refer the proposal to council for the next steps toward re-zoning.

The Manning Avenue lot was purchased in 2021 for $1.29 million but was valued at $1.4 million last July, according to BC Assessment.

The older home on the property has already been knocked down.

Big units with basements

The proposal would require a rezoning from RS1 (Residential Single Dwelling) to RTh3 (Residential Townhouse).

If approved, the units would be two storeys in height with a full basement.

One of the units would be three-bedroom 2,283 sq. ft. in size and two would be four bedrooms at 2,432 sq. ft.

Basements are included in the square footage, and each has a landscaped front yard and a patio.

Two of the units have a detached garage and side-by-side parking, while one would have tandem parking on a parking pad.

There would also be one visitor’s parking stall as well.

Variances requested

The proponent requests a side-yard variance to permit a window and a parking variance to reduce the small vehicle percentage from 33 to 25 per cent.

But these variances can be addressed in the development permit stage, the report suggests.

“The development is designed with consideration of adjacent properties and will be an attractive addition to the existing streetscape. The rezoning would also benefit the community by providing off-site infrastructure improvements along Manning Ave and the rear lane,” the report states.

The rezoning application will likely come before council at a regular meeting in the coming weeks.
