Two Coquitlam areas busy with construction poised for more homes

Tonight, March 31, Coquitlam city council will review two applications for developments in the Burquitlam–Lougheed Area Plan that would see 86 more housing units.

Bids to build 86 more homes in two Coquitlam neighbourhoods already busy with construction are before city council tonight, March 31.

Council will eye first, second and third readings to rezone properties at 831 Edgar Ave., west of Blue Mountain Street and south of Stewart Avenue, and six lots at 606-612A Thompson Ave., west of Elmwood Street.

For the Edgar proposal, Zako Development Inc. plans to change the site owned by Maziar Kompaanizare and Lamme Zarei for a nine-unit multiplex over three buildings.

However, the plan could be impacted by upcoming zoning updates made to city policies in response to the provincial government’s new housing rules, wrote Chris Jarvie, Coquitlam’s director of development services, in his report to council.

If approved, the development would generate for the city:

  • $110,000 in development cost charges
  • $61,700 in community amenity contributions
  • $33,407 to the frontage works program

Meanwhile, Everglade Development wants to build 77 townhouses in five buildings over a parkade along Thompson Avenue in the booming Oakdale neighbourhood; the lots are owned by a shell company.

Because the site is within Tier 3 of the Burquitlam Transit-Oriented Area, the project could go as high as eight storeys — without any residential parking — under the province’s new rules, Jarvie wrote.

But Everglade has given a letter stating it wants to build under the city’s current policies for a three-level development that will also include 102 new trees plus sculptural gardens.

Should council OK the plan, it would bring in for the city:

  • $885,500 in development cost charges
  • $481,400 in community amenity contributions
