A property on the north side of Port Coquitlam may soon be split in half.
On Tuesday, May 7, the city’s committee unanimously — and without comment — advanced the rezoning bid to subdivide the lot at 2940 Oxford St.
If approved by city council, the existing detached two-storey home, located between Suffolk Avenue and Westminster Street, would be razed for the proposed development.
According to a city report, the plan is to change the zoning of the 8,762 sq. ft. property from RS1 (Residential Single Dwelling 1) to RS4 (Residential Single Dwelling 4) for the subdivision, which civic planners are recommending.
Bruce Irvine, Port Coquitlam’s director of development services, said the bid would require off-site improvements including road and lane upgrades, street lighting and utility improvements.
The proposal also calls to cut 11 “non-significant trees”; however, two offsite trees to the south will stay, Irvine wrote in his report.
“The proposed rezoning and subdivision would help meet the demand for ground-oriented housing in the community,” he wrote.
“The proposed lots exceed the zoning bylaw’s minimum subdivision requirements and complies with OCP [Official Community Plan] housing policies that permit small lot, single-detached residential uses and duplexes on larger lots in areas designated Small Lot Residential.”
Under the new provincial housing rules, there are no longer public hearings on rezoning bids if they meet the OCP.
