As Coquitlam plans a new route on Nelson Street for e-bikes and e-scooters, a development company is eyeing more homes for a corner lot.
Last month, city council unanimously gave the first three bylaw readings to rezone 400 and 402 Nelson St. for a six-unit multiplex building.
According to a report from Chris Jarvie, Coquitlam’s director of development services, Golden Brick Construction plans to build the three-storey residential units, as well as an east-west lane to the north.
In addition, a dozen trees will be planted along the two frontages.
Coun. Matt Djonlic voiced concern about the lack of planned green space while Coun. Steve Kim called for mirrors for drivers entering the site.
“This, from a safety perspective, concerns me if we don’t ask for something like that as part of this,” Coun. Dennis Marsden added and suggested a pervious surface would mean a “better end product.”
Should the rezoning be OK’d, the city would get $165,800 in development cost charges and $27,400 in community amenity contributions.
Currently, the city is planning a north-south corridor along Nelson Street for bikes, scooters and their electrified modes of transportation. The proposed changes include continuous sidewalks, travel space for bikes and scooters, improved intersections and crossings, and landscaping.
Besides Nelson Street, active transportation studies are also underway for King Albert Street, Smith/Regan avenues and Thermal Drive.
In 2023, the city added a micromobility route along Guildford Way.
