Home set to come down for planned subdivision in Port Coquitlam

If approved, the detached north-side two-storey home could be rezoned into a small lot development.

A detached two-storey home close to Kwayhquitlum Middle School may soon be razed for a subdivision.

On Tuesday, July 2, Port Coquitlam's committee of council will look at the split lot proposal for 3545 Oxford St. that, if approved by council, would rezone the 9,837 sq. ft. property at Laurier Avenue from RS1 (one-family residential) to RS4 (small lot development).

According to a report from Bruce Irvine, PoCo’s director of development services, the lot has a rear lane plus two trees — one off- and one on-site — that will be retained if the redevelopment if OK’d.

The plan would also trigger off-site works and servicing requirements, including road and lane improvements, sidewalk, drainage and street lighting, as well as utility updates.

“The proposed rezoning and subdivision would help meet the demand for ground-oriented housing in the community,” Irvine wrote in his report to committee.

“The proposed lots exceed the zoning bylaw’s minimum subdivision requirements and complies with OCP housing polices to consider smaller lots in areas designated Small Lot Residential.”

Irvine said the applicant, Massoud Torkamaniha has consulted with neighbours about the proposed redevelopment; a sign is also fronting the property.

It's not the only parcel on the block with a development sign: the owners of 3455, 3552 and 3552 Oxford St. are also planning RS4 subdivisions.


The committee meeting is scheduled for 2 p.m. on July 2, 2024, in the council chambers at Port Coquitlam City Hall (2580 Shaughnessy St.). Besides the rezoning application, the consultation results of the draft Master Transportation Plan will be discussed by the committee.
