Rezoning agricultural land for light industrial passes first hurdle in Port Coquitlam

If rezoning is approved, property at 590 Dominion Ave. would be subdivided and developed into two new industrial buildings.

Port Coquitlam is considering approving a rezoning from agricultural to light industrial for this property at 590 Dominion Ave.

A new light industrial developement in Port Coquitlam's Dominion Triangle neighbourhood is closer to reality after council gave first and second reading to a rezoning proposal on Tuesday (Sept. 27).

Orion Construction has proposed to rezone 590 Dominion Ave. from agricultural to light industrial with plans to subdivide one lot into two lots, as well as develop two new light industrial buildings.

The five-acre rectangular-shaped lot, purchased recently for $10.65 million, is located at the corner of Dominion Avenue and Fremont Street, across from the Carnoustie Golf Course.

According to a city staff report, there is no agricultural farming taking place on the site, which is also bisected by a BC Hydro power line and three power poles.

The rezoning still requires a public hearing and third and fourth reading.

However, approval will mean one of the last parcels of land in the Dominion Triangle could soon be home to new businesses.

New businesses in Port Coquitlam

The Dominion Triangle is becoming a growing hub for Greater Vancouver foodies looking for a new place to go. 

Commissary kitchens, such as Gong You Kitchen, coffee shops, like the massive coffee roastery and café C Market, and Earthling Café, which sells French pastries, as well as craft beer businesses have located there in recent months

Close to the Traboulay PoCo Trail, the Dominion Triangle area has also become a destination for cyclists, who drop by some of the new businesses to check out the latest craft beer.

Other major businesses in the area include Walmart, Home Depot, Canadian Tire, Shoppers Drug Mart, Mark’s Work Warehouse, Starbucks, CIBC, RBC, Costco and McDonald’s.

Successful projects nearby include Rivers Edge Business Park (Conwest), Riverwood Business Park (Circadian), the Fremont Indigo (Mosaic) neighbourhood, and Fremont Village (Onni), a mix of housing and retail.
