A property owner in northern Port Coquitlam wants to split their lot in two.
The proposed subdivision, which came before the city’s committee on March 11 and will advance to council next month, is for 1776 Jensen Ave.
If OK’d, the existing house will be demolishd for the two new homes that will have vehicular access from the back lane in the largely single-family home neighbourhood.
Located on the southern side of Jensen Avenue between York and Wellington streets, the property is designated in the Official Community Plan (OCP) as Small Lot Residential.
The requested rezoning for RS4 is part of the province’s new Small-Scale Multi-Unit Housing legislation. Two trees will be removed for the development, if greenlighted by council next month.
Still, as the bid is compliant with the city’s OCP, there will be no public hearing as per the provincial government’s new housing mandates.
Meanwhile, PoCo’s committee also forwarded to council a one-year extension proposal to rezone 4070 Sefton St., also to RS4. The delay will allow the applicant more time to satisfy the rezoning conditions, civic staff say.
