The City of Coquitlam is reaching out for comment about two land-use changes planned for opposite ends of the municipality.
The public consultations, which end on Monday, Sept. 23, are for development variance permits at 333 Lebleu St. in Maillardville and 3410 Highland Dr. on Burke Mountain.
For the Lebleu property — located close to a parcel that Mayor Richard Stewart owns, at 263 Lebleu St. — the applicant plans to build a single-family home, with variances to:
- reduce the front yard setback from 5.5 m to 0.4 m
- along Lebleu
- increase the average perimeter wall height from 6.1 m to 7 m
- on the eastern ravine-facing elevation
- raise the maximum perimeter wall area from 93 to 145 sq. m.
- on the eastern ravine-facing elevation
The proposal would allow the applicant, ZED Studio Inc., to build a new three-storey detached house and an attached two-car garage.
Meanwhile, the city also seeks feedback from the community about a permit for 3410 Highland Dr., on Burke Mountain, where DK Bowins and Associates Inc. wants to create four lots, with a variance to shrink the lot width from 12.8 m to 11.9 m.
If approved by city council on Monday, the change would allow for a subdivision with four new small-scale residential parcels.
