It wasn't long ago that Port Coquitlam was considered one of the most affordable suburbs of Metro Vancouver.
But with real estate prices climbing and the cost of building new homes increasing, it's no surprise that a recent listing is one of Port Coquitlam's most expensive ever.
According to REW.ca, a property located at 1197 Fraserview St. is up for sale at $3.98 million.
It's a 5,000 sq-ft. property with six bedrooms and eight bathrooms and a peak-a-boo view of the Fraser River.
The newly built home in the Citadel Heights neighbourhood also includes a coach house, that can be rented, and is one of the reasons for the home's eye-popping listing price.
In 2017, Port Coquitlam made it possible to build a coach home up to 753 sq. ft. and, in 2021, the city made it even easier to build a coach home by removing the requirement to go before council if the building was in an approved area.
However, this home has an interesting history as the neighbours opposed construction of the coach house while the property owner said she was trying to rebuild after a devastating fire in 2019.
The neighbours complained about loss of privacy.
Then, the property owner said she lost everything in the fire — even baby pictures — and had to restart her life with her children.
City staff recommended the project, noting the coach house met all the zoning, design and development permit requirements.
According to the online property listing, the home features more than 5,000 sq. ft. of "luxurious" living space in the principal residence along with a 550 sq-ft. detached coach house with a mortgage helper.
The home consists of three master bedrooms (one on each floor) and three additional bedrooms with en-suites; the main floor features a large kitchen, a dining room and living room with panoramic views while the basement floor offers a media room, a bar, games room, office and gym, as well as home automation, air conditioning and a wine cellar.
