A Coquitlam property with one house may soon have seven homes

A rezoning bid to replace one house in southern Coquitlam with seven homes in two buildings isn’t sitting well with some councillors.

Last month, council OK’d the first three bylaw readings for the proposed development at 817 Edgar Ave. — with Coun. Dennis Marsden opposing — but raised concerns with the property’s future density should the application get fourth and final reading from council.

According to the plans presented at the Feb. 24 meeting, Zako Development wants to rezone the 10,925-square-foot lot, located northeast of Burns Park, to construct seven three- or four-bedroom units over two buildings; it’s also asking for a variance to keep two mature trees on the eastern side and save them with a tree protection covenant.

Marsden said the site is mid-block and in a neighbourhood largely made up of single-family houses; however, civic staff said the city’s Housing Choices program allows for “boutique-style” housing forms that are designed to fit in between single-family home and townhouse styles.

Chris Jarvie, Coquitlam’s development director, said the proposal will be forwarded to B.C.’s transportation ministry for approval, before council’s next consideration, as the lot is within 800 metres of Lougheed Highway.

Should council grant final approval, the municipality will gain about:

  • $249,000 in development cost charges
  • $40,200 in community amenity charges
  • $30,400 for the Frontage Works Program
